Why I chose to be a REALTOR®
A REALTOR® is a professional who is an active member of the National Association of REALTORS® (NAR).
Only about half of all licensed real estate agents are REALTORS® and members of the NAR.
In order to qualify for membership, I must comply with the NAR’s strict Code of Ethics and Standards of Practice. There are currently 17 Articles to the Code. The Code is revised periodically to account for current issues. Additionally, I must take and pass an ethics course every two years.
REALTORS® have pledged to abide by this Code and can be held accountable if found in violation of the Code of Ethics, with a potential fine of up to $15,000.
Non-Realtors (Licensed Agents) have not agreed to be held accountable and to the same standards. The code is what separates REALTORS® from real estate agents, who are not members of the association.
Our core principles require that we “treat all parties honestly.”
The idea is that consumers will choose a real estate agent who has sworn to treat all parties fairly and honestly.
I attend annual conferences and continuing education courses to refine my negotiation skills. Education enables continued success in this competitive Chapin and Greater Columbia metro area real estate market. I am also a state certified instructor.
If you are considering selling your home, here are some of the things that I will do for you if we decide to work together.
First, I will evaluate your house and determine a recommended price range. The evaluation price may or may not be the same as the listing price. I have my finger on the market and can advise you based on the current trends to maximize the sales price of your home.
Second, I will recommend that you conduct a full inspection of your home. Inspecting a home before putting it on the market will prevent unpleasant surprises. Small, unseen defects, like cracked foundations and rusty plumbing, can break a deal. Most buyers will ask for an inspection before anyway, so it is better to fix those problems before putting the house on the market. Time spent now on these things will prevent delays in the process and can net you more money from the sale.
Third, I will recommend refinements to your home to maximize the desirability of your home to the market. Sometimes, something as simple as a fresh coat of paint or removal of excess furniture can make a huge difference.
Finally, I will market your property to the widest market possible. I have proven techniques and systems in place to generate the most exposure possible of your property. “The more lines in the water, the better chance of catching a fish”. This is how we generate interest in your property.
Once buyers show interest and offers are generated, we really get down into the nuts and bolts of the transaction.
For you as the seller, my job is to make the process as seamless and stress free as possible while looking out for your best interests. It is my fiduciary duty. Cooperating with other agents to schedule showings is one value-added role I fill. The idea is to minimize the impact on you while getting buyers in the door.
Time is of the essence once an offer comes in.
In today’s market, there may be multiple offers. I will guide you through the negotiations, paperwork, and closing process.
