Dan Lang’s Tips to Help You Sell Your Home

Here are some tips from things I have seen recently while selling homes and consulting with prospective sellers.

1. Declutter.

One of the biggest things when preparing your home for a showing is to make your home clutter-free! This is one of the most cost-effective home selling tips. You want to maximize the perceived space in the home. The bigger the mess, the more uncomfortable things will feel for the visitors. Go through everything and clear out all the non-essentials. Even if you don’t feel like going through all of your stuff and arranging them, you should at least put things away in places where buyers won’t be looking. I know cramming stuff into closets or the garage seems like the easy escape, but you should refrain from doing so. Rent a storage space if you need to

 

2. Consider a video tour. 

In today’s world, the best way to portray your home is through video, in addition to pictures. A video allows potential buyers to take a tour before they decide to visit. This kind of visualization can increase their preference for your house over others. Once more, working with a professional here is important. You can choose between a Real Estate agent skilled in video tours or a professional who makes real estate videos. Prospective homebuyers will probably look at the pictures first but once they watch the video, it will seal the deal, and there is a higher probability of getting a showing scheduled.

 

3. Make your kitchen appealing.

Many buyers are very focused on kitchens, which is why you want to make sure yours is reasonably appealing. Formica countertops from the 70s may need to be updated, and you might want to install a new appliance or two if the existing ones are in really bad shape. You should check your hardware, use lighter colors in decorating, replace cabinet doors if they are too worn out, and hide small appliances - which falls into the first tip, Decluttering. Most Real Estate agents will tell you that the kitchen is the most important room in the home. This makes sense as the kitchen is typically the place where we spend most of our time. Do what you can to make your kitchen as appealing as possible. 

 

4. Take your pets somewhere for showings.

I know it’s hard for pet owners to fathom sometimes, but some people really don’t like pets. Understandably, you as a dog or cat owner, may not want to hang out with such people, however, they might make a great offer on your house. So here’s what you can do - take the pets somewhere safe and comfortable, like a friend’s house or to a pet boarding facility close to you. The reason for taking your pet somewhere else is due to their fur and odors, which can be a real turn off to some people. Have a look at some of the best tips for selling your home with pets for some sound guidance.
